Is Your Home Compliant?

Under Queensland law, every home, townhouse, and unit must have interconnected photoelectric smoke alarms. Here are the key deadlines you need to know.

✓ Already In Effect

Since January 2022

All rental properties and homes being sold must have compliant interconnected photoelectric smoke alarms installed in every bedroom, hallway, and on each storey.

⏰ Loading...

By January 1, 2027

All owner-occupied homes must meet the same standards. Every bedroom, every storey, interconnected throughout. This includes your home if you own and live in it.

⚠ Non-Compliance Risk

Penalties Apply

Non-compliance is an offence under the Fire Services Act 1990 (max 5 penalty units per breach, about $863). On sale, the buyer can claim a 0.15% purchase-price adjustment at settlement if alarms aren't compliant. Best sorted well before you list or lease.

Don't wait until the last minute. With the 2027 deadline approaching, demand for smoke alarm installations is surging. Book now to avoid price increases and availability issues.

FAQ

Frequently Asked Questions

What happens if I'm not compliant by 1 January 2027?

The requirement sits in Queensland's Fire Services Act 1990. Non-compliance carries a maximum penalty of 5 penalty units — about $863 as at July 2026. More practically, interconnected photoelectric alarms are the difference between a whole household waking up and one end of the house sleeping through it.

Do I legally need a smoke alarm report?

The law requires your alarms to be compliant — it doesn't force you to buy paperwork, and be wary of anyone who says otherwise. Where a report earns its keep is selling (the Form 24 you lodge declares compliance) and renting (alarms must be tested within 30 days before any lease starts or renews). Our $119 + GST report gives you documented evidence for exactly those situations.

Do I need 240V hardwired alarms, or will wireless do?

Usually a mix, and the legislation decides — not us. If an existing alarm is 240V hardwired, its replacement must also be 240V (an electrician's job by law). Additional alarms needed to meet the placement rules can be wireless 10-year lithium models, interconnected with the rest. We install both at the same price and tell you exactly what your home legally needs.

Can you fix an alarm that keeps going off for no reason?

Usually, yes — nuisance alarms are typically old ionisation units, dust, or alarms past their 10-year life. And the GT alarms we install can be silenced with a TV or air-con remote when the toast gets away from you.

How long does an install take?

Most homes are done in under two hours, in a single visit, with the mess cleaned up afterwards.
