Since January 2022, all homes being sold in Queensland must have fully compliant interconnected photoelectric smoke alarms installed before the contract of sale is signed.
The seller must declare on a Form 24 that the property meets all smoke alarm legislative requirements. This declaration is lodged with the Queensland Land Registry as part of the transfer process.
If the seller fails to comply, the buyer can claim an adjustment at settlement equal to 0.15% of the purchase price. On a $750,000 property, that's $1,125. On a $1,000,000 property, it's $1,500. Far more expensive than simply getting compliant before listing.
